Despite the fact that it seems mounting regulations keep adding to an
appraiser's requirements, we're able to keep our rates down yet always
meet or surpass our customers' expectations by relying on technology.
And above everything, we know the importance of professional
customer service. You'll be treated with the utmost respect in all
aspects of working and communicating with A1 Appraisal Service. It
all adds up to simply an unsurpassed experience for our customers.
Call A1 Appraisal Service today. We guarantee you'll see the
difference, too.
Other obligations include accurate calculations appropriate to the nature
of the report, acquiring and maintaining a respectable level of
competency and education, and the appraiser must conduct him or
herself as a professional. Here at A1 Appraisal Service, we take these
ethical responsibilities very to heart.
Appraisers may frequently have fiduciary responsibilities to third parties,
such as homeowners, both buyers and sellers, or others. Generally the
third parties are clearly defined in the appraisal report. An appraiser's
fiduciary duty is only to those parties who the appraiser is aware of,
based on the scope of work or other written parameters of the order.
A1 Appraisal Service has worked hard for its track record for
performing appraisals with the highest of ethics. To learn more, contact
us.
There are also ethical standards that have nothing to do with clients and
others. For example, appraisers must store their work files for a
minimum of five years - something else
A1 Appraisal Service takes very seriously.
A1 Appraisal Service holds itself to the industry standards and rules set
in place for ethics. We won't accept anything less from ourselves.
Accepting orders where our fee is dependent on our value conclusion is
never an option. That is, we can't agree to do an appraisal report and
collect payment on the contingency of the loan closing. It should be
obvious that fabricating a property's value to achieve essentially a bigger
paycheck is unethical! We set ourselves to a higher standard.
Finally, the Uniform Standards of Professional Appraisal Practice (or
simply "USPAP") also states a violation in ethics as accepting of an
assignment that is contingent on "the reporting of a pre-determined result
(e.g., opinion of value)", "a direction in assignment results that favors
the cause of the client", or "the amount of a value opinion" as well as
other situations. We follow these rules to the letter which means you can
be at ease knowing we are working hard to provide an unbiased
determination of the home or property value.
With A1 Appraisal Service, you can be assured of 100 percent ethical,
honesty, integrity and professional service.

Honesty, Integrity and Service: A1 Appraisal Service
We think of what we do as a profession. The rigors of becoming a
licensed appraiser have become more difficult than ever in the past.
That's why it goes without question in this day and age that real
estate appraisal can certainly be dubbed a profession rather than a
trade. As with any profession we are bound by ethical considerations.
An appraiser's chief obligation is to their client. More often than not,
for a regular residential appraisal, the lender (or an agent of the
lender) places the order to the appraiser, becoming the appraiser's
client. Thereon, appraisers are typically limited to only disclosing
information to their clients, so as a homeowner, if you desire to
obtain a copy of an appraisal report, you normally should get it via
your lender and not the appraiser.
